Description of the implementation
Belarus is a place where most of the hotels is still the property of the state, and their number in the entire country is not much greater than the number of all the hotels in Cracow. On the other hand, Belarus slowly begins to open up to the West, as the first results can be seen especially in the wealthier cities. Located at the Polish border Brzesc (over 310 thousand inhabitants) is an excellent example of a city where you can notice slow changes moving towards capitalism. This is a place, where one of the investor comes from and as the owner of an old building in the city center, they considered the property conversion into the second four-star hotel in the city.
The scope of work associated with this order included the followings:
- research and analysis of the local market,
- benchmarking – a case study of already functioning facility that have been successful in the market,
- analysis of the possibilities of adapting the property in question into the hospitality facility (three variants)
- development of the operating budgets according to three variants of adaptation,
- recommendation of the most cost-effective adaptive variant,
- cost estimation, associated with holding a hotel investment in the recommended form.
